2nd Soil Eval is now done... just waiting on the verdict...

Didn't look too promising for a conventional system when I left the engineer yesterday morning.

She said she'd check to see if I could tie into the existing system if everything else failed... I'll have an idea come daylight... I'l check the existing field for test holes.

The jury's back in...

OK, I didn't get approval for another site... damn.

On the good news front... I did get approval for what they're calling a 25% reduction system... and a 30% reduction system if I fill out the form and get a warranty from the installer.

The best part of this (e.g. bottom line) is that with the 25% reduction system, I can reduce the amount of line by 25%. That means that the 3 main trees I was expecting to loose are going to be able to stay.

That addresses the neighbors concern for erosion on the hill. Screw him... the system goes in ASAP! YES! Onward!

The septic contractor finally got back with me.

He's 99% sure he can get a conventional system snaked in without taking out a single tree... YEA!! That's gonna save a few bucks... like $350-400!!

Now it's just waiting on the appraiser from the bank... supposedly just about a week.

If anyone ever thinks, or tell you that bulding a studio is either, quick, cheap or easy... SMACK 'EM IN THE BACK OF THE HEAD, WITH A BAT!

Here we are 4 years to the month after we bought this place and we're STILL about a month from starting any kind of REAL construction. Granted, we spent about a year renovating the house, but still...

Depending on what the appraisal comes back as, determines how fast we can get the big stuff done... septic, concrete pads, electrical, etc.

The appraiser came today.

Should have an answer about the funding by the end of the week.

I can't believe it. It's been two years now... and I STILL haven't really broken ground.

I've got a LOT of materials laid in. The septic contractor is set and waiting. I'm just about ready for the day gig to see the back side of my bluejeans, and I couldn't be happier.

The big walnut is cut, stacked and drying. Still gotta mill the smaller limbs and logs. The oak, cedar and maple are almost ready to mill. (Most of the 5/4 stuff IS ready. The 2" & 3" stuff for the bar is gonna' have to wait a bit longer though.

The day we sign the papers, I get the permits.

The first thing to do is rip all the exterior OSB off and put the two layers of 1/2" and 5/8" OSB back on. Then the housewrap. I may just take a week off and get that done in one sweep as opposed to trying to get it done on weekends.

To do that in a timely fashion, I gotta get a couple of bucks of scaffold. Found a guy in Greenville, NC who sells a complete 6'-6" buck w/wheels for just under $200 plus shipping. I figure I'll need the two bucks of scaffolding for about a year, or so... why not buy em' for $400 plus shipping and sell em' when I'm done?

Just hope I can get the slabs poured by the end of September, that way I should be able to start working indoors for the winter.

I hope this all can finally get started... I'm so tired of the wait.

PROGRESS!!!

Signed the first of two rounds of paperwork last night... We're told Sept 17 the final paperwork will be done!

Will call the septic system contractor Monday to schedule him for Sept 18!!

I'm just finishing up the audio duct/interconnect and electrical drawings this week. Once the drawings are complete, I'll get down to the courthouse and apply for all my permits... yea!?!

I still hate that I've got ANOTHER three weeks before I can actually begin full on construction, but hey... been waiting this long...

General update...

Paperworks all signed!!!!!!! YEA!!!

Talked to the septic installer yesterday. Everythings go for Monday morning... provided I can get my installation permit tomorrow (Friday).

I called to soil/water division this morning. I was told that they are having planned maintenance to their computer system on Friday from 8am until "about" noon!

So, hopefully this time tomorrow evening, I'll be waiting to get the constuction started!!

FINALLY!!! REAL PROGRESS!!!

I got the septic permit Tuesday morning and the installer's all but done!

I went for a 25% reduction system. That means that the system is a larger diameter/capacity that reduces the length of latteral lines by 25%.

I got some shots of the whole thing, but don't have time to fight the ftp server to get em' uploaded yet... not that pix of a septic system are all THAT exciting, but to me... THEY ARE!

It's been one hell of a long struggle and wait to get this far. So, I just hope it's worth the weight.

Pix coming soon... I hope.

Yeah, it's been a real struggle to date...

I've been trying finalize the drawings so I can get an engineer's seal on em'... but alas... ANOTHER delay!!!

My mother called me from the hospital the day after my last post... seems that she was informed by her Dr's. that they felt that it was time to move from her home, into a nursing facility. She agreed and thus I just got back from two weeks of helping her get the house in order to move/sell. It's been both physically and mentally exhausting!

I got her moved and settled in... as well as my brother, who was recently diagnosed with MD... Essentially I've moved 3.5 households in the last week... I'm friggin' tired. Had to move mom, my brother and send half the stuff from mom's to NC, then pack the rest for an estate sale... did I mention that I'm tired?

On top of it all, the day gig wouldn't leave me alone!

My shoulder's aching, my knee is killing me and my right arm periodically goes numb... I'm absolutely falling apart!! AAAACK! How am I going to pound nails in this shape?!?! (With a fine new nailgun, THAT'S how!!)

I can't wait to get back to work on the studio. But back to the drawing board first!!

Still have electrical, audio signal & patch, HVAC and plumbing drawings to complete. I hope to get at least one done per day, but I'm being over ambitious if I really expect to finish them this week.

At least ya' gotta have a goal!!

I'll try to fight my ftp server this week and post up the septic pix.

Getting it together slowly, but surely...

I scrapped the third set of plans to go to a hybrid of plans 2 & 6. (Not that anyone here (or anywhere) has seen them.)

I called the lumber yard I am planning to use. They're my local Georgia Pacific dealer - (DensGuard) - and their prices in general are pretty good and the quality of lumber has a good return policy. At any rate, lumber costs have started to climb and I'm beyond my 30 day window to start construction... so my price guaratee is lost.

The cost of the lumber, and the comments from Rod to possibly increase the cavity depth from 16" to 24" got me reconsidering the fancy 30 degree and 45 degree walls.

I re-drew the control room and keeping the golden ratio in mind, I've re-oriented the CR from looking straight into the tracking room, to the CR being off the left side. That extra few inches makes a heck of a volume difference!

But, if I can straighten the walls, increase that cavity, decrease the llumber needed, and kill the need for the MDF under the gypsum, I might just be able to afford building this thing! All of this "straightening" adds a second cost benefit of reducing the expenses of the pads for the rooms.

Not to get political, but this oil business has really but the binders of being able to do all the curves and angular walls at the foundation level. Oh well, I'll just put em' in once I get the other walls in and squared.

You should! There's a lot of other forums where folks are posting their builds', but seeing as how we're a bit barren in that department... and there's so many guys-n-gals that frequent here looking to build their studios, I know everyone could benefit. (Including myself!)

It's most certainly not my forum (other than the noise level I add), but I feel sure that our moderators, Steve (Knightfly) and Rod shouldn't have too many (if ANY) objections to another build here... ESPECIALLY when mine's taken what... almost 3 flippin' years to get underway?!?

My vote's a go fer' it!

Quick update...

FINAL plans are almost complete. Should have them in hand within a week or so. YEA!!!!!

There were quite a few things I missed and over looked. I am SOOOOO grateful that I got a professional to look them over.

The mistakes I could have made would have cost me thousands of dollars I'm sure.
