    Default Aw CRAP!!!

    Well, I'm going to dump a bit here out of frustration and anger...hang in there if you want...

    Well, I've been in a commercial location with my studio for a little over a year. The space I was in was a 1200 square foot unit that was intended as a temporary space while I looked for my utopia. It worked quite well, but had minor flaws (such as a chronically leaking ceiling and the rednecks who would do doughnuts in their 4 wheelers in the parking lot for hours on the weekends...)

    I spent a year looking for real estate (my wife's an agent, so that helped a LOT), researching building/zoning codes and so on.

    About 2 months ago, I found my Utopia. It was an upstairs unit above a jewelry store in a historic property (the land was owned by George Washington at one point.) The unit was built with sound in mind (er, I should say, remodeled) as it had floating hardwood floors in all three rooms with Roxul insulation throughout. It was NICE space.

    So, I put in my permit applications (zoning, business app, etc.). Bear in mind, this property was a city-owned government building prior to me and the jewler gettin a hold of it.

    Well, after I dropped a LOAD of money getting custom acoustic work done to the place as well as picking up some new equipment, the city came to me and said that there was a problem with my permits and that I'd have to move out!!!!

    They insist that the unit I am in was used as a residence and therefore I would need to do a "Change Of Use" application which they've already told me that they would decline (and it would take 4-6 weeks to complete). The whole reason is, if I convert from a residence, which only needs 2 parking spaces per city code, to a business, which based on space and size requirements would need 5 dedicated off-street parking spaces. Since this is in the historical district of the town NO ONE has 5 off-street parking spaces. I DO however have a 5 Million dollar parking structure literally right across the street!!! They've stated that this won't count towards my parking!!!!

    Arggggghhhhhhhhhhhh!!!!!!!!!!!!!! :x :evil: :evil: :evil: :evil:

    So...I'm closing up shop! I am out over $20K after everything is said and done!!!

    I've decided I will still do on-location classical work and I will devote the rest of my time to mastering. I do have a basement which will work for the mean time. (I custom built my house a couple years ago with the basement as a theater. I only have to do minor modifications to get this to be a mastering suite and I already have most of the gear.) Much of the custom acoustic treatments that I had worked up for me will be able to be used in the home mastering suite, but I'll have to have the company come and do the consultation with me again...$$$$

    Anyway, I will be selling off a LOT of gear here in the very near future if anyone is interested.

    First to go will be my variety of preamps.

    Sorry man, that is horrible. I work as a Civil Engineer and deal with zoning, permits, etc. all day long. Every city is different, but I've run into similar situations with parking requirements. We just changed our ordinances to allow shared parking (which does what it says). This works especially well if two business have different operating hours (movie theater and dentist office for example.) I'm sure you've looked at every option, but I just thought I'd mention it.

    It really bothers me when municipalities negate common sense for regulation (like not counting the parking structure you are next too). Anyway, I thought I'd send you my condolences.

    There are not enough bad words in the english language to help me express how this makes me feel...and it's not even happening to me. :evil:

    Yet another example of the lack of common sense that many of our governments operate with today....don't get me started! :evil: :evil:

    Well, if you are dumping any of those pre's "Free to a good home", I'll take one! I've got nice little home studio where he can run and play. I've also got a few other pre's so he'll never be lonely. My brand new power conditioner will make sure that he's fed well and he'll get plenty of exercise with all the screamers I've been working with lately.

    Oh man Jeremy! That is just the worst! Freakin' stupid government idiocy! I can't help but think that something else is rotten in Denmark? Perhaps some stupid government dweeb has their eye on this property and so is making it impossible for you? Can you say corruption? Have you considered any bribes? I've heard sometimes that extra cash that quietly passes between certain hands could make the difference? How can they rectify the jewelry store parking?

    Yeah, it all stinks of something. The sad thing is, the parking issue shouldn't even apply to me. Since I'm a business moving into a place which was previously a business, the lack of parking issue is supposed to be grandfathered.

    If you're familiar with historic Fredericksburg (Remy, you may be, Wally Cleaver's is only 1 mile south of that - consequently, my home is only 1 mile south of Wally Cleaver's) - there IS NO PARKING unless you're willing to parallel park on the street. Apparently, there weren't too many cars in the early 1800's when downtown was being built!

    Oh well. There's a silver lining there somewhere!

    Yes, it has that odor about it. I'm not sure where Wally Cleaver's may be these days since Peter Bonta sold his studio? I do remember his original location was strictly on street parking that was difficult at best.

    I'm hoping for the best for you and your family in these financially trying times that probably causes much strain in your relationship.
