One Main thing is to get your own use out of your studio...Assuming your either a Engineer, musician, vocalist, or producer.. Owner should only be one hat worn.
Meaning the studio should be a place for you to practice you're craft.. and rent it out as an income as well...
But there are other ways.. and benefits..

Provide a service that the rest of the town isn't. Like analog summing, hybrid. Old Is New specialty mics, comps, pre's etc that set you apart from the generic ITB sound.
Be different. Do the opposite of everyone else, do a great job and be awesome at it :)
Never record by the hour, do it by the project. That definitely helps not being paid.
New opportunities will develop if you help connect dots for people. Use your studio for other things to bring in business, all in the name of creating a buzz for you and others. Rent your space out, donate your space and time for good causes, do things pro bono.
Use it or loose it, involve people, engage people. Be fun and inspiring.
Doing things like this will create business for you.

The economy is in shambles. The record industry no longer actually exists. Remote Trucks are all but dead. What's a girl to do? I could turn my truck into a live recording & brothel? Of course it might be slightly distracting trying to mix while some couples are making my truck bounce relentlessly. And besides, the guys in the band would get real upset if they knew what their girlfriends were doing in my truck with other guys. So I don't think that's a good business plan.
So, I'm working on this other concept. I figure, even the newest high-end digital consoles with built in multitrack recorders still cannot produce the sound of a vintage all transistor Neve & API capture & mix. And the band gets a free recording! While at the same time, from either a cover charge or a guaranteed minimum order of 50 CDs at $15 each will go to me. Now, if combined with a cover charge, everyone will be entitled to a free CD of that evening's performance. Here is the hitch in the get along. No one gets a disc until the very end of the evening. Should they decide to leave before the end of the evening, they forfeit their disc as none will be mailed out. The nightclub owners like this idea as it keeps everybody there drinking & eating until the end of the evening. I make a minimum of $1500 that way. The bar owner makes more money. The band gets a free recording. If the band is not enjoy their free recording, they will have the option to improve and/or remix later with me. Conversely, for an additional couple hundred of dollars they can be supplied with the multitrack hard disk drive. That way, they can make any initial corrections, improvements & remixes themselves. I'm simply a midnight record label for one day only. Since I have a lot of experience doing this for live FM & television broadcasts, this is what I refer to as " Drive Through Recordings ". So the band does not have to lay out any cash. They have full rights and can utilize these recordings any way they see fit after that evening. This is one of the only way I believe I can continue to perform as the Control Room On Wheels. It's a win-win for everyone, best of all me. In situations where I cannot obtain a cover charge from everyone, I'll take orders from folks in the audience. In this situation, I will have to have a guaranteed 50 sales. In the event that the 50 sales cannot be met, it will have to be split between the club owner & the band to make up whatever difference. Since I also have high speed CD/DVD duplication on board, everything starts coming out within 10 minutes of the band finishing. And it doesn't sound like a PA Board recording. It comes out sounding like a hit on the radio or TV. I've never even cared about taking the secondary splits off the stage. It really doesn't matter. It has no bearing on the final product. You could measure those inadequacies but you won't hear them. That all comes down to engineering technique & the equipment in use.
While I've tested this in the Baltimore/Washington DC area, this ain't an entertainment town. Nobody actually gets it here. WTF, mass stupidity. That's why I'm seriously considering Nashville or Austin. This concept doesn't work, I'm going to shut down the truck, sell off all of the equipment and open a unique new pizza place. I'd like to open up the pizza place down near Miami Beach. I'll be making this new pizza utilizing a special mustard sauce. It'll be stacked high and thick with corned beef on a new and special rye bread pizza dough. So that should work well in Miami Beach. Maybe I could also include a bar? Because if I'm not going to be mixing music, I'd be one of the best drink mixers in town.
Drinks will include the " 30 IPS Scully ", " NAB Ampex ", "API all over", "Neve-er On Sunday", "Highly Spirited Neumann", " Long Island IC ", " Trans Sisters ", of course, " RemyRAD ".

as bad as it sounds, the most reliable way to make real money (100K+) is in sales if you are honest and know your gear. Hook yourself up with the right company and be honest in what you feel you can stand behind, and then you can afford that studio and not HAVE to share with anyone, only people you want.
I can say that some of my best friends in the music industry were (retail) clients at one point, just food for thought.

I feel blessed to have a studio. Slow and steady she goes. Once I became a parent, its taken a lot of years working my day job to do this. Before that, I was free and able to do this day and night. Now that my children are maturing, I'm able to get back into it once again and involve them now. A hybrid studio has been my personal dream. Its a peaceful feeling having it and fun being able to share it with people I enjoy being with.
I would love to build a store around RO but I doubt it would be easy competing with the main dealers. Maybe that doesn't matter. I can't think of a more enjoyable business though.
