My friend and I are attempting to start a studio and we're having a hard time finding a place.
The idea is something sitting between a project studio and a "pro" studio.
Obviously, this negates the basement thing (Heck, we dont even have a basement).
We intend to record people for free, in exchange, the let us use them for the experience, so we need someplace that is less than 1000 dollars a month for rent.
The bigger the rooms and more of them the better, but right now we're looking at 1 main tracking room, 1 smaller one (For amps and singers), and a room large enough as a control room, all on 1 floor.
This has been very hard to find... commercial slots are too expensive, and residentials you run into problems of disturbing the neighbors and not being able to cut holes in walls, etc.
Any idea of where to look?

I assumed you would start out recording for free, then charge once you got some experience. I wouldn't bother with setting up in a space you will only be in for a short time, not to mention the whole paying rent but not making any money angle, but that's your call.
The whole zoning thing is a grey area if you are doing it for free. Don't think you can't be shut down just because you aren't charging any fees.

Be sure to check out your local zoning ordinances. Most cities/counties/etc. won't let you run a business out of a residentially zoned location. A commercial location will most likely be your only option.
