Im the type a guy who doesnt like to rent. This dislike of renting is enhanced when referring to renting a space for recording. Renting a space and then making alterations to a room to accommodate a proper studio doesn't really work. first off the owner will limit what you would likely want to do to the space and second you are spending so much money on a space you dont own.

Soooo..i've been searching around within the proximity of 15-20 miles of where I live for commercial property.

I found one that may work all be it small. But i'd only want a control room and tracking room.

Its a raw space. high ceilings i would imagine. The garage door would be a plus for loading in gear. It's not attached to another building.

so 70k for the building and then factor in the amount to put outfit a studio in it...and what about plumbing..I'm not even sure there's a toilet and a sink in that thing?

Man! Consider yourself lucky.

I looked at a property like that here in Fredericksburg, Virginia and it cost a little over $400,000!!! It was a tad bigger (880 sq feet), but hell, at that price, I'd check it out and see if it could work.

I've been looking to relocate my studio - right now I rent an end unit "flex use" condo (you know, those crappy steel condos that construction companies have their offices in). I can only use about 1/2 of the 1200 sq ft and if anyone starts their car outside, it ruins the take!

I found a spot in the downtown area which was once owned by George Washington (seriously - this is a very "historic" area here). It's on the second floor, has hardwood throughout and is in absolutely beautiful condition. What's more is the people who own the space are willing to make the changes I want in regards to heavier doors and special lighting.

I guess what I'm trying to say is, keep your eyes peeled. Just when you think you can't possibly find any worse deals out there, that's when something falls in your lap.
